The Challenge
Maitama's strict planning regulations limited building height and mandated specific architectural styles. The 10-month timeline was aggressive for 36 individual units, and the client required that all underground utilities (power, water, sewage, fibre) be completed before any surface construction began.
The Solution
NOTGATE employed a production-line approach with 6 construction teams each responsible for 6 villas, working in parallel. Underground utility tunnels were pre-fabricated in segments and installed using directional drilling to minimise surface disruption. A central concrete batching plant on site ensured consistent quality and eliminated delivery delays.
