The Challenge

Old Ikoyi has strict height restrictions and preservation guidelines. The site is surrounded by heritage buildings requiring vibration monitoring during foundation works. The client also demanded that no two residences share the same floor plan — each must be architecturally unique.

The Solution

NOTGATE designed 18 individually configured residences using a modular architectural system that allowed unique layouts from standardised structural elements. Real-time vibration monitoring with automatic shutdown triggers protected neighbouring heritage structures. A dedicated materials procurement team sourced Italian marble, German kitchen systems, and bespoke timber joinery directly from European manufacturers.
