The Challenge
The site sat on reclaimed land with poor soil bearing capacity. Standard foundations would settle unevenly. Additionally, the client demanded that 40% of units be ready for handover within 10 months to satisfy pre-sales commitments.
The Solution
NOTGATE designed a raft foundation system with geotextile reinforcement and vibro-compaction of the subsoil. A phased construction strategy delivered the first 96 units in 10 months while the remaining 144 units followed 6 weeks later. Smart-home infrastructure was pre-installed during the shell phase to avoid retrofit disruption.
